Onto other things… realestate around these parts is crazy. A lousy looking duplex 1 block from here has just finished development. It’s location is significantly worse than our lot: it is much closer to busy 12th ave, and it doesn’t back onto the park. Each unit is selling for $400,000+ !!!. A nice duplex across the street from it is not finished yet, and those units are going to sell for over $500,000 (suposedly). I’m thinking we could knock down our house, build a new upscalish duplex for $400,000, sell them for $500,000 a pop and walk away with $250,000 profit. Let me know what you think.

    yeah, for sure.
    do u need to subdivide the lot or something, to be able to make a duplex? and how much would that cost (on top of the cost to build)? and don’t forget the cost to demolish the house.

    i think that if u guys do anything to ur place, or even if u do nothing and sell, u’ll make a shit load of cash. u guys bought at the perfect time and in an awesome area.

    I say take the risk and DO IT…

    Doug’s plan is way over our heads (my head at least).
    I don’t know if it’s that profitable to share our land with another owner.
    If we plan to do anything with our house, it’ll be add floor space (another floor for rooms), or sell for some profit.
    If we do sell, we may have to move to the burbs (house prices in Vancouver are overpriced).
    However, please talk me out of it if we ever decide to move to Surrey or further. We’re fine where we are.
    I need to win the lotto.
